Mostly agreed... the biggest hurdle most of us have is the fear of rejection and unfavorable opinions.

I would encourage them to make an offer low enough to make it positive cashflow, worst that happens is the offer gets rejected. 

For that reason I reject their applications through stiff screening standards.

HiIn case a borrower is able to get foreclosure rejected, say for missing assignments or any other technical detail for that matter, can the lender file for foreclosure again (assuming the loan is still delinquent) once all the issues were sorted out?

So pay $280k. you simply offered your highest and best. in practice we only offer maybe 5k over ask then put the escalator in there.so if ask is 250k we never offer more than 255 with a max of up to X in the case your saying 280k they would have to prove they have another offer at that price point.. and we can always reject.

As for the dog, good tenants tend to be good pet owners and take responsibility for their animal.I would reject their request for a rent reduction.
