What you're probably referring to are what I call "pseudo" investment clubs which limit their  discussion to a relatively tiny # of deals that also happen to be ones where the club is taking a cut from the sponsor (usually via a referral fee from the sponsor or a portion of the promote).

Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

Afterwards, they become a great resource for referrals to other first time buyers because you did such a good job educating and not giving up on them like many other Realtors do.Or get together with Lenders and create first time home buyer classes.
