What are your thoughts on the market now, post-covid and with rentals/prices at a significantly reduce price from last year?

I do have a mortgage currently in my name that I am in the process of having assumed, so currently my DTI is very high because of this.

Find a good lawyer you can make a relationship with to have in your back pocket should you need to sue, use strong contracts, use work tracking apps like busybusy, always have a couple of different contractors on speed dial so you can fire them and replace them immediately. you've got to be bullish, have strong goals in mind.

I'm a real estate investor in other parts of the country but not NY due to the extremely high buy in price.

I told a lot of people about this and I'm sure it got back to him as people were made aware of his character quality.  

I'd suspect high sales prices in your area?

Orlando’s solid too, but competition’s high, and some areas lean on tourism.

First you put people on the phone, so that is an intimate situation, second you lead off telling them that they are basically guaranteed to make $500k and will do so for as long as it takes until they get there, then later say it costs $15-40k .. they even say once you make the $500k you'll get the $15k-40k back.What is most disappointing about this is as I did my diligence after the call I found a youtube video of a lady who is NOT a high/medium income individual give her review of the program and she had nothing bad to say about it, she just said she was unsuccessful because she didn't put in enough effort because she had too many life situations going on.
