I see him going in and out random times during day and night and always very active at 3am. 

There may be other options there.But, from a strategic angle, that is where a random guy on the internet jumps in and says "You might be able to buy the property from your mother on a Lease Option" that you make the payments and maintain the house with the option expiring on her passing date, converting back to her estate which you and any other heirs will inherit".

All it takes is one kid running around naked and you capture the image on your cameras...Like @Russell Brazil said, that would be BIG trouble.

Anyways i want to hear from real people with real advice and experiences, I'm not sure learning everything from random website articles is going to make me successful.I just need to start, with my first investment even if it is under 100k.

Base your decision more on the numbers and don't worry as much about what type of property it is.Here are my random thoughts/recommendations for multi units vs SFRs:For multi units, stick with studios. 1bed, or 2bed units.  

Mine are conventional but I sent All bank statementsBrokerage and retirement account statementsLast 3 paystubs and I sent a new one every 2 weeksLease and proof of paymentCopy of my drivers licenseTons of random forms they kept having me signI also have a good relationship with my loan officer so she just texts me to look at my portal anytime they need something so there aren’t delays.  

Random side note: Travel nurses seem to make the best renters and are good for covering quarters/seasons of life. 

Morristown I love, I live in Mendham, but you will find the best options near Speedwell and the rents don't match the list price at all.Thanks Jonathan - you called it perfectly: every town seems random, those are just 2 that I’ve been to more than others.

Then you aren't fielding random phone calls and can respond during business hours.
