I'm trying to figure out timing of engaging professionals to help out as well so as not to burn money in pursuit costs or to engage people too early in the process.  

With already working in the RE industry (in Charleston, South Carolina) for about 5 years now, I've always been aware of the endless opportunities found in RE but never took the initiative to start my own personal pursuit.

And for everything I've heard from BiggerPockets, this low of a return for a 400-800k property is extremely low and seems to be not worth the pursuit. 

This gave me a lot of confidence and momentum to keep building my rental portfolio in pursuit of freedom from my corporate job.

We see the value of real estate and want to make this a life-long pursuit. 

The want to invest in a small complex for your first investment, and the want to do it alone are going to make this pursuit difficult in my opinion.

Don't get stuck in analysis paralysis or endless pursuit of the "perfect" deal@Kevin Moyer I'd love to pick your brain regarding managing and marketing of student rental properties as that seems to be the niche we've settled into. 

I had originally posted asking what people who are in the pursuit of FIRE did when it came to health insurance.I was reading the 4 Hour Work Week and the author recommends a few sites for health insurance.
