If i lived in San Jose, the first RE investment that i would consider is a local property with an ADU that had distribution on the lot that would allow a profitable lot split.   

As I've experienced in my own career, selecting a broker with a proven history of successful transactions ensures a smoother and more profitable sale.

Understand that they are doing this to make a profit, so it will be more expensive than coordinating maintenance yourself.It may be a decent program for a DIY owner that wants to just outsource maintenance, but you will have the same maintenance issues with this company that you would with a PMC:1) Higher costs2) Admins answering the phones & assigning work, that just know the basics about maintenance.

I would also consider MTR in these markets as it is highly profitable with less turnover and more options for guests.

There is no way I can build this and come out overall profitable.
