Ive been using QBO for about 6 years for my properties (I have professional PM so I don't need the management software.)

In neighborhood it is very important to present your self to the home owner next to you, this helps a lot to prevent misunderstandings. also this shows your professionalism.

Seriously though, if you haven't already get your self a solid real estate-focused tax professional in your corner.

This doesn't come cheap--these folks were making high six to seven figures depending on volume.We focused on lending to professional real estate investors--so our customers were frequent repeat borrowers. 

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

The buyer decides where they want professional help, and what steps they want to do themselves.Have you found anyone offering flat fee buyer brokerage/agency in your area?

Unfortunately, this problem waste a lot of my time that could be spent on other investments.I have used the same tax professional for many years and he is very educated, but also much older than me and it's hard for me to understand all the reasons he has expressed why is better to put the rental on my personal tax returns.
