There are DSCR products for those scenarios, but they generally price worse than regular DSCRs.

A company can go up in value by increasing it's customer base, increasing it's product offering or increasing its prices.

Most lenders do not offer HELOCs on investment properties, so it may be difficult to find this product. 

My firm has a fix to rent product that discounts the interest on the fix portion, and discounts origination on the DSCR portion. 

I prioritize applicants with a high income-to-rent ratio, a good to excellent credit history, and a stable employment record.
