The agents/investors around here are slick, and pretend to be everything from wounded soldiers back from iraq, to homeless single mothers.

The truth is that you AREN'T in a position to sell the house, yet you are wasting everyone's time and money for absolutely no reason at all.Out of curiosity, what is the motive for pretending to have a home for sale that isn't actually for sale? 

If you pretend otherwise you might smooth the way early on but when you make your offer and it doesn't fit with the false image you have created you will losing anything you thought you gained.For example, the "we are a company, blah blah, buying in your city..."

Perhaps someone with better credentials may be able to outthink the market, but I do not believe we will find many that can do that.I do not pretend to have any idea what is going to happen to the real estate market next year.
