Right now for owner occupants, I have recently seen low 5's for 30 year terms. we might expect solid appreciation (7%+) in single-family residences (SFRs) and small multi-family properties over the next 3-8 years, though predicting beyond a few years is more uncertain.I've seen many local investors successfully increase rent rates over the past few years.

The only difficulty is I’m trying to find a multifamily property in an older housing stock area but nonetheless an owners unit inside a larger house is the goal but hopefully I can get lucky with the items you pointed out as well.

Nashville should certainly be there - regs (but well regulated, predictable) and is the favorite trip for pretty much all SEC Schools (best city by far in SEC, drivable distance, Vanderbilt sells out typically >2/3 of the stadium to opposing fans, etc.)

I'd love some input on what to do:I am a 40 yrs with a stock market investments of 350K trying to coast fire in the next couple of years.I just got a green card and moving to the US from Canada and looking at which accounts to invest that money in the US.But I am not sure I will stay in the US in 10 or 20 yrs.What do you think would be the best strategy to coast fire when you are not sure where you are going to be in your later years?

Also you know you’ll have enough for your project whereas often at the box stores we were finding like 4 packs of the hinges that we wanted then having to wait 2 weeks to get the other 6 packs back in stock.
