I suppose you have to be more precise about your comps for a flip but for rentals I feel you can pretty much tell after a couple of minutes inside a house whether it's priced correctly for your needs, if you know your niche market well.

I would suggest instead giving them notice to move (tell them you've decided to sell, if you want; in California a landlord does not need to give a tenant any reason for notice but it may convince them a little more strongly).Please don't think that this, my second reply to you on this forum, is meant to scare you; I have been doing this for almost 40 years and certainly don't know it all, but I have dealt with precisely this issue and I see the warning signs.

A technician showing-up to install activate/install a service is not to run any new cabling or install a dish unless they are provided with a written letter from us instructing them precisely what the may affix to the property and where.A few years ago an installer for a local ISP drilled a hole in through the wall of one of our properties - in spite of the fact we had pre-installed a conduit specifically for communications cabling when we air sealed and insulated the building envelope.
