You can compete with riskier stuff outside common buy boxes and in tertiary markets.If you aren't already licensed, is the plan to use a Realtor to make offers on your behalf, given it is already listed on the MLS, and then shop around for a buyer?

Hi Sam, If the property is priced well and there is an expectation of a handful of offers that you would be competing against, it may be helpful to work with a lender can issue an expedited commitment on the loan within 24-28 hours of getting into contract. 

He actually says everyone is competing for off market leads, so instead you should compete for on market leads... wow that is some true guru logic right there... 

That is why it is showing such high occupancy on sites like VRBO.I also agree with the point above that to compete you would want to renovate and bring in some amenities, but like I stated earlier, it depends on your target rental amount.

Drive around a bit as well - there's still a lot of regional players in billboards if one is operating in your market chances are you'll do better with them.
