Additionally, from the PMs perspective, why would you turn away an owner who is willing to improve their asset that you manage? 

That right there will set someone apart in the Detroit market, sadly.I can't speak to his PM business from a firsthand perspective as I've never had him manage any of my properties (I still self-manage). 

I've found that what I value most in regards to real estate investing are the people who know about actual home repair and can approach a sale from that perspective.

However, I think it’s good you said your point of view because any perspective to try to do the right thing is a great thing, and all of us are stewards of REI at large and have a responsibility to present it in the most professional and ethical manner.

That said, I do want to respectfully offer some counterpoints to Dan's assessment that may provide a broader perspective on the value and feasibility of ADUs.1-2.

I would connect with some investor friendly agents and if they're experienced, they should be able to provide insights from an investor perspective regarding the target market since they have done so with tons of past clients.

I'm not experienced (yet) on the real estate side of tax accounting, but from a business perspective I can safely say that a good accountant that will give the best advice is not going to be the cheapest one.

I am looking at it from the perspective of what could be done with the additional land as well.

HOWEVER - if you're approaching it more so from the perspective of wanting a place to settle down and possibly later on emphasizing on school districts, your evaluation criteria will be different than someone who is a pure investment play.
