Thanks - I figured there would have to be some bend in the rules.You have my word though, theres no ill intent or monetizing going on. my daytime job is software so i figured id mesh together what i know and what im learning.Im no search expert by any means but in my work life one of my goals this year is to get a handle on searching & relevancy.

@Brian Isleib A good solution for you would be to use a Monetized Installment Sale instead of a 1031 exchange.
