I would caution you from taking money from anyone if you really plan on doing a syndication structure.I've learned that there is a bit of misconception out there and what many people refer a transaction structure as "syndication" is actually a partnership.

One common misconception I think a lot of people have, is that they are getting a deal-- "wow, $30K house"...... reality will soon kick in.. you aren't getting a deal,  the seller knows it will take $20K-$40K probably to get it nice again, and doesn't want to pay it, so they are selling it... low income properties aren't for everyone, but if you want cash flow IMO it's a great option.
