the other question about building a 4 plex, borrowing the 240k to build it @ 4% 30 yrs about $1600 piti, if my figures are right, making about $200 a door, is this a good investment?

It is a 30 yrs convention loan with 20% down and the lender said will be a little higher interests because it is a duplex. 

Business is less than 2 yrs old and no tax returns filed yet.Anyone have any ideas?

You just defer, not totally avoid (can avoid 15% if held for 7 yrs).2) To completely avoid the capital gain on the investment made in the OZ if held for 10 years.  

The current owner is recently widowed and ~70+ yrs. old. 

All said, the most conservative of title companies usually will grant you title insurance at 4 yrs of your ownership as statute of limitations but others can/will be more aggressive depending case-by- case given the above variables.
