Based on the mortgage payment that my broker helped quote me at it looks like it would be around $3665/mo.

Should I push for the appraisal and see how much meat is on the bone and then use that as a gauge of whether I should push for a concession??  

There's some of those in Spokane (for me at least!).  

I believe the rents could be raised to $600 which would put me at $160/month cash flow.

The problem is that it is hard enough for investors to find deals with enough meat on the bone let alone paying a wholesaler.
