There is something called lead generation and then there is demand generation.Demand generation is more effective in my opinion sending to cold audiences, especially to audiences that know nothing about you or even know services like ours even exist.It is far more effective to let as many people as possible know you exist, and what services you offer than nag people to death through repeat sends.If you want any proof of any of my claims just ask and I will provide you with mathematical proof I am indeed correct!

Many people incorrectly believe that the distinguishing characteristic of hard money or private money loans is higher interest rate and fees - this is actually the cost - the distinguishing characteristic is that these are loans which are evaluated using the knowledge, experience, risk tolerance, funds supply of the lender rather than a mathematical formula score.

A seller may say, "in this area, I would want to sell my property at a 9 cap", and would use that cap rate and the property's net operating income to mathematically determine a property value.What I've mentioned above is the observation that individuals who own larger properties tend to insist on selling at a low cap rate (or higher price/ lower rate of return).

PHH sent it to their "internal reconciliation" system - Altisource - which is in bed with Ocwen which also owns PHH and suddenly the reconciled value on 3/4 = $400,000 without EVER having stepped foot in the property, so as much as I would love to believe there is some amazing mathematical system in place that spits out a number for the banks threshold to buy, sell or whatever, I can't see it.
