Two entities own a combined 20 properties, one of the entities is a Hawaii LLC and our CPA has proposed $5,500 for this entity that only holds two luxury residential properties (3 rental units),  the CPA has also proposed $2700 for our personal returns.Consulting, as needed, will be billed hourly at $250-$400/hour depending on level of expertise required.This seems very high to me, if anyone has a referral for a good CPA that can handle mostly real estate investments tax returns in multiple states please let me know.Thanks Mike

I don't do luxury homes, I don't do BPOs, I don't focus on fix and flips, I don't market to first time home buyers, I don't focus on sellers wanting to sell a home.

Not sure how Investors are getting the number to work in the 600’s (unless you cater to high end luxury student market)

We are still doing some new construction, but only in the luxury market where you can justify the higher cost of building.

As for active listings, the only things I have to go off of at the moment are the Student housing prices per semester at the University, and one luxury apartment complex that has a 2 bed 2 bath asking for about $3,160 (includes 24 hour fitness center, monthly catered Resident Receptions, health and wellness programs, and a resort-style pool.

The training in the Luxury Home-Sharing industry they’ve provided us has not only been adequate, but has FAR EXCEEDED what was promised.

The only section of the market which does see regular cool-off periods is the luxury market (which are properties above $2.5m+).

I've made it a point to position my units at a level where they're nice, but not luxury. 

I have had internships as a construction project engineer in Manhattan working on luxury hotels and in Newark, DE working on a dormitory. 

Luxury Vinyl Plank...HD carries LifeProof which is great, just remember is you are using in a rental, the warranty is null and void.You want something that is at least 4mm thick.
