We only have a house or two, we say.And just because we got away with not having a professional layout when we received a mortgage for our first rental or even second rental, we think it's okay just to present a mortgage company, bank or hard money lender, just some figures written down on a piece of paper or on an Excel Spread Sheet.But what happens when the time comes when you want to really expand?

The key should have a number on it, this number determines the pin layout in lock. we record the number and keep them available so its easier to make copy if need be instead of going there getting key then leaving again.oh congrats on deal

I am trying to understand the numbers a bit better and I do better by plugging in formulas and seeing the numbers change.I am especially interested in: -the layout of your pro forma-the percentage you estimate in vacancy, repair/maint., cap ex, misc-rough estimate for utilities etcI know every market is different but thats why I am asking.

I will be doing the following for them: Digital Marketing: setting up and deploying automated email campaigns, helping them with the design and layout of their direct mail pieces, helping to pull lists from a database (Rebo Gateway), marketing strategy to determine who to target, frequency, etc., recommended and maintaining software, systems, and lead databases.
