If talking to more builders does not work out to join you on transaction #1+ and you have enough capital and heavy rehab experience along with a GC / builder doing the project many lenders out there will offer you a lower leverage loan for your first project on your own.  60% finished value and 75% LTC is probably achievable without a builder in your company for the loan.

When starting out if real estate, you pretty much have no choice but to either join a team or join a large brokerage that offers hands on training.

The more forward-thinking fractional companies are utilizing blockchain technology to automate a lot of the backend to help with this. 

I also joined the REIA in Houston today after I attending their meeting which was very informative.

After joining BiggerPockets Pro and making use of all the tools available, I've decided that Buy and Hold will be my main strategy, specifically with small multi-family homes to start.  

It really helps to have someone local walk the property and neighborhood, but if that's not feasible for you yet I would at least "walk" the neighborhood virtually through Google Maps.Lastly, I would join a Facebook group of investors and landlords in that specific neighborhood.
