They initially challenged it but after receiving a letter from my lawyer stating that the lease was clear about the need to disclose any animal, and that by not disclosing the animal to me prior to obtaining the ESA, it left me vulnerable to insurance claims as it was not properly reported with my insurance carrier.

hey guys so it comes down to my biggest vulnerability is fixing repairing properties that people kinda passing on and I see these great potential but afraid to buy cause how am I gonna get there without me having no experience working with contractors or repairing maintaining properties at all.

If something bad happens at one of your properties where you could be liable for damages (ie a tenant slips, falls and breaks their leg or worse), after your insurance company pays out, an attourney may still look into your estate to find where you’re still vulnerable.
