@jeff rabinowitz thanks that I do have is time ..I mean I work I've been in direct sales for over 15 years so people are my passion ...but like you said nothing beats knowledge!

 @Leo Goykhman well i have a list to those pre-foreclosures and foreclosures. i am based here in NYC but have been trying in a different county then my city limits and it is extremely competitive. i guess it is more in direct relation to how is your local market moving honestly. that may determine your approach hope it helps.

Not only asking the questions here that helped me out, but al my interaction and shenanigans have caused a whole flock of messages and interaction and this is an indirect way o networking.Forinstance I asked to partner with someone for a 50/50 split.For every person that told me in public forum I was nuts , I received 3 messages in private that they are wiling and excited to partner with me for 50/50!

I took pictures of all the windows and the indirect lighting in the bedrooms but not the closets. 

I am also willing to get help from people experienced in direct mail campaigns.

I think the mold was probably contained in their mattress, but as it was in direct contact with the floor, would you recommend I do a mold test in the room now that new tenants have moved in?

However, I would always prefer to deal with fully honorable business people to watch my back.But she and her husband really blew it getting into federally regulated stuff like futures and making claims in direct mail that became federal securities/wire fraud violations.
