@Derick Jennings Without knowing more about your situation, I'd likely recommend a house hack, a strategy I wish I would have known about when I got started.

At this point I can't fathom spending close to $100k in repairs and potentially being right back where I started.

A lot of newer investors want to get started in Real Estate and then turn the riskiest type of investment. 

I'd be happy to give you some insight on the market here and get you some good contacts out here to start building a team.

Instead, relying on recent comparable sales (comps) from MLS, local realtors, or an appraiser will give a far more accurate picture of a property’s post-rehab value.Any Advice you wish you knew when you started? 

I currently have about 50,000 saved and want to start putting it to use, knowing real estate is one of if not the safest investments.
