In order to transfer title/deed into an LLC, you need to contact a Title company and you will also need to refinance (see point 3. as to why you will need to refinance - if you do not you will have the mortgage called)2. 

This law basically prevents wholesaling when the wholeseller owns title.

I did however forget about $3,000 from title, attorney, appraisal fees, and $2,500 during buy, in the calculation from the image I provided so thank you for that.

From what I understand title companies are mandatory to settle in PA.

Look on the county record OR pay the title company to research it

Just google Ohio Real Estate Convention and you should find it somewhere. 2) Some individuals are interested in passive real estate investing, but have little liquid cash, but significant savings in IRA and 401k accounts and are looking to diversify beyond just stocks, mutual funds, and other public market assets. 3) Always important to work with an attorney, title company, and or closing attorney as you work with a private lender.

I have it under contract and the closing is supposed to be by the beginning of November because of some delays with the title company.
