As a professional investor, broker and auctioneer and having done hundreds of these assignment deals for $10,000 to well over $5 MM, in my opinion it is extremely important to have your contracts and your contract terms well in line and understood by all parties (sellers, lawyers and judges) and what to do if your assignment goes wrong or if you can't find an assignee to take you out or if you are making an unusually large amount of equity profit.Recently we were under contract (my skinny contract) for $10,000 and sold it on an assignment contract for $40,000.

Sounds like this is a risky deal with skinny margins.

Its such a HUGE advantage in my mind having access to MLS ... being able to list your own deals. ( one you save money) two in a skinny deal you don't take a loss because you saved money.)...

Which can make the margins pretty skinny on deal that may sound great on paper. 

The skinny version is that it usually depends in the first instance on how title to the property is held.

I think those are designs like your talking about.now keep in mind we are dealing with postage stamp lots in Oregon and Charleston so skinny vertical is how we get sq ft. 

If they are that skinny on funds, is the deal too big for the syndicator to handle? 

They should have the skinny on some of the needs like snow removal and the like.Have you checked out other listings in the area on VRBO and AirBNB?
