overbuilt. just google Austin and over delivered or overbuilt and you'll find your answer. strong market, expensive land, expensive to build. 

Remind them , how they felt back in July and how your deal edges against the amount of cash pumped into the economy (inflation).

I know they would be worse off refinancing at today’s rates even if they could find an alternative lender able to lend on older mobile homes.
