It went on way too long and it's not a good business model for the long haul.

I don't see any reason why this will not continue longer haul and then add possible redevelopment.  

I know the development fees are significantly higher to do it this way, but it would definitely increase the property value quite a bit over the long haul.

I have yet to find long-lasting tile paint that looked acceptable over the long haul and didn't need to be professionally applied.Plus that, the OP's got that pink bathtub to deal with.

In nice part of alliente area) #2 I guess this goes for both 1 and 2 but i know that eventually real estate markets always rise howe er is it a smart idea to buy in market right now with everyone 50/50 prices on houses seemed to have either doubled in value and or upped 70-100k in value..is vegas in a bubble is it not should i wait or just buy for the long haul because itll bounce back if it pops.

In the long run, the hauling is no fun at all, and I'm convinced we're losing money on it, but it makes sense to start replacing with used if a new tenant with a questionable past in rentals moves in and stuff starts breaking right and left.

And @Ali Boone made a good point that cash flow is hard in CA - I have toyed with the idea of investing in the midwest instead.

This keeps them from calling every time a lightbulb burns out or a toy gets flushed down the toilet... 

In the end I'm aiming to continue this game for the long haul, not interested in selling, only acquiring.
