My advice: focus on building a strong financial foundation first save consistently, manage your credit, and educate yourself on real estate fundamentals.

Nowadays, the internet has made it easier to network, reach a larger audience, underwrite deals, research a market, and have access to education. 

I am sure BiggerPockets recognized this with the rollout of PassivePockets which should help educate potential LP’s before investing.

Educate yourself on the local market, network with other investors and agents, and always have a solid plan in place before making any investments.

Also, they don't educate the sellers as to what they are actually doing and that they are not the end buyer.

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

(An exception is if you own 5% of the company you work for)Agree, this is a great summary post on REPS with core concepts on how to qualify. .I think the complexity comes in when people have edge cases - it becomes difficult to write a simple short post that educates everyone.
