I've lived in Elk Grove, Granite Bay, and Roseville (Not a big downtown liver).

This was a flip that sold in April 2013 for $183K, the investors have completely renovated the house they've installed new A/C, new flooring, stainless steel appliances, granite counter, and updated bathrooms.Anyhow, the house has been on the market since Jan 2015 starting at 320K and now it's at 279K.

In NYC the biggies are dishwasher, washer/dryer in unit or in building, pet friendly, renovated kitchen with granite counter tops.

Upgrades:-New roof-New carpet-New tile -New paint (interior / exterior)-New light fixtures-New ceiling fans-Master bath remodel-Granite counter tops (whole house)Lessons learned: Always change the locks on your rehab, on day #1.

Used appliances, used corian (off white color turned out to have slight pinkish cast so will not do that again, especially as floor n decor sells silestone 10" preformed for $500, granite even cheaper.)PS James Vermillions house is my dream house, so adorable.

Granite countertops on very small galley kitchen was about $1,300 apiece installed if I remember correctly.

I go granite in the kitchen and bathrooms, usually runs about 10k for everything.  

Either way we are doing granite countertops.

They have the "look" of top-end single-family construction, but the hardwood floors are actually vinyl, and the granite counter-tops are actually fake.

You would say how lovely the one bed/one bath is. with is luxury vinyl plank, granite counters, and stainless steel appliances.
