Hey Paul, I would highly reconsider doing rent by the room.

If you are willing to sacrifice part of your life style, you can always consider living one room/unit of the house and rent out the other vacant unit out to lower your monthly mortgage payments!

They are built with lots of room for parking, many bedrooms and bathrooms.

we will bring these up to ADA standards and make them look and feel homey and comfortable not look like a hospital room.

Renting by room can be tricky and is why a lot of PMs try avoiding it.

I was also in a fairly large room full of accredited investors at the Pyramid Club in Philadelphia last month who also expressed their happiness with their fund investments and the company.  

Also, if I have enough space in the living room, is it preferred to get a sectional sofa? 

I’ve personally house hacked in the Irving park neighborhood in Chicago with a multifamily so not completely relatable experience to what you’re looking to do but hopefully can provide a few insights.If you go with the suburbs in a SFH, you could rent by the room and presumably increase cash flow.
