If you actually have to work one on one with people and dig deep into their situations, touching millions is not feasible nor is it some personal goal of mine.  

Treat brokers like gold.

Mine is a 3/1 and a 3/3(my side) and by diligently searching the MLS I found it and didn’t really have to compromise on size.

A friend of mine in Maryland is starting a GC business and has a deep roster of subs.

I flew out there and did drive around the neighborhoods - they look much different in person than in photos and video tours (I do know a few CA investors who buy sight unseen in multiple states but I think their risk tolerance is higher than mine).   

Every positive review on their website are from people who just found them and are happy like they found a gold nugget in their backyard and have zero experience with their accounting department or have yet to file a claim.I am thankful for finding this discussion as it helped me realize there are multiple options for STR. 

Almost all 29 of mine are base hits and I’m doing just fine.
