I assumed this would be the cheapest out there.I have some great local portfolio lenders, DSCR lenders, conventional lenders, and commercial lenders who are competitive and should be able to beat 6.75%.

The best is to work with a seasoned banker who knows the system well and knows which questions to ask investors and which not to ask investors.

Ideally, I’d like to become so much of value that I’d be paid for my help/ services.

It’s my first deal so I was kind of worried about it, but I feel more confident now about how to move forward with this property, as well as any future properties. 

The only thing about it is that the property hasn’t been very well taken care of, so we know there’s a lot of work to do to fix it.

If they weren't that successful then are they the best people to be dishing out paid advice?

This works out well in instances where a very small home underutilizing a very large lot. 

They work well for the houses we work in 100-500k.

I haven't done my first deal yet, but I hope that in 2024 I will be able to replace my W2.
