what you're proposing, while possible, is incredibly difficult and highly risky, and i don't know how you would do it completely remotely with no plans to visit or set up a team.i think i've said this in other posts, but there is tremendous demand for inventory right now among both retail buyers and investors.

hard money is typically: some amount down + points to get the loan + interest to service itso if purchase price is $325K, you might be able to get 10-15% down from your own cash + the HML for the restit's not clear from your post what is going where

Looked at salt water but found as the above posts discuss, there wasn't in actuality, less maintenance (just a different set of issues) and end of day, chlorine was still being used (even if a smaller amount).

other than the constant warnings and warning posts I dont think you can expect BP to be the gate keeper for Guru class's  keep in mind some folks do succeed and the cost of a guru package to them was one of the best things they ever did.

I just created 4 google chrome extensions using it that can send information through AI assistants and spit out different results from Meme's, to images to social media posts etc.We are also building agents in copilot that are specific for internal use.

I'm sure there are agents and investors with deeper insights, but for most of us, a consistent, long-term approach—similar to dollar-cost averaging when investing in index funds—seems like the most practical strategy.That being said, I am also interested to hear what others have to say though, so thank you for the post!
