@Kai Van LeuvenIt’s sounds like you’ve gotten all the low hanging fruit, another couple things that come to mind Is reducing boring expenses that people typically dont shop or spend alot of time addressing;-taxes ( I don’t know how tuned in the city is to your remodel but you want to spend a little effort ensuring you don’t get hit with a property tax increase )- I’m not sure the type of tenants your looking to attract but a playground might go a long ways to adding value-Insurance ( anything you cad do to reduce your insurance?

Renting mobile homes is a tough road b/c they don't hold as well to tenants who tend to be harder on the homes.Here are a few ideas you might think about:Owner finance out the MHs instead of renting-that shifts all maintenance to ownerBuy a few more MHs and owner finance them outTry to add non-rent revenue -vending machines, even at small parks can add a thousand or so each monthLot rent increaseWhat is the current lot rent?

There were other items in the cell tower lease as well such as the way the seller of the retail center was counting the cell tower value and buy backs and assignability rights.Typically a cell tower revenue, monument sign for tenants revenue, free standing ATM machine, billboard is not counted and weighed the same as the building revenue with tenants themselves.

The low hanging fruit is gone, may not come back for a long time.There are deals in any market.

@Leroy Feireira-shearinWithout a major marketing machine, it's extremely hard to find properties that are discounted deeply enough that you can buy them and then resell to someone who can renovate and still make their own profit.The most difficult thing about wholesaling is finding the properties to wholesale.
