How would you approach a a builder to lease them out your land ?

Eventually they will still want to move to a more normal layout and configuration when the market allows it to.Some land the juice just isn't worth the squeeze for anticipated returns.

I suspect repairs will take 12 months and I will need 2 years to get the tenants to leave. not sure if the juice is worth the squeeze but the ability to project year over year costs, improvement work and the final refi must be out there in someone's excel folder. or am I over complicating things?

I am not sure that the deal can be fruitful for any type of loan until after you post some serious numbers for your project from date of purchase to date of re-sale.
