Barron I would only consider selling if the gain would allow me to buy a better property with considerably more cash flow.

That's where you will gain in cash flow. 

With that being said, the interest rate is going to be the single biggest determining factor for whether you're barely breaking even, or seeing a decent monthly cash flow.

It'll be hard to cash flow if you are living there that much, though cash flow isn't everything.

Low barrier to entry, low taxes, landlord friendly, and areas that appreciate + cash flow. 

Or buy and force appreciation or buy and paydown debt with cash flow..

We will either bring on another investor each year to make the yearly payment or we will just forgo the income payments to the partners and make the yearly house payments out of the cash flow if we just want to keep the property with only 7 investors.
