YOU let them know that you will rent as is (and fix the property for 1k or 2k).

Doorloop is great - they had a moment about a year ago where they sucked, but they fixed everything for the most part.

This can be very profitable purchase if you can fix whatever issue, but you are making it more difficult by setting a deadline.

Why will your rent be LESS per month after the tenants move out and you fix everything up?

., on SF investing and buy and hold, and fix and flip, I believe MF is one of the areas I want to work and grow and develop.

The way I see it the turnkey companies help a) find the deal, b) fix it up to "their standards" and c) manage the property.

You have a skillset that could be extremely useful for quick fixes and landlord issues and from there you can bridge relationships and partnerships to enhance your knowledge of real estate investing and couple your skills.
