If in an LLC, you do not need to wait with some firms, especially for a rate and term. 

It's great that you're eager to dive into real estate and find the strategies that align with your goals.

I've worked for several PM firms in the area and one company stole like 30k in commissions from me when I no longer wanted to work at their god awful company.I can definitely advise you on some property management companies to stay away from, as well as some new and upcoming property management companies in the area that are taking a more hands on and professional approach.  

My current focus is on doing my first flip or live-in flip here, and I'm eager to learn from those with experience in this space.I'm particularly interested in developing solid systems and strategies to achieve long-term financial freedom through real estate.

It's very similar to what wall street firms are doing in large markets like Atlanta or Phoenix. 

To thrive in real estate investing, you must maintain a firm grip on your finances.

Having encountered bandwidth difficulty with our accounting firm and CPA, we replaced them with a national company with capacity to handle our ever-growing portfolio.

in the HML space there are plenty of larger firms that do things across the country.. but NO lender lends in all 50 states.
