My lease also says I am authorized to show it to potential buyers or renters with proper notice.Some tenants fight this and I typically let it go because I know they'll sabotage any showings anyway.

My philosophy - don't report anybody or pick fights up unless absolutely forced too.

DO NOT try to hold individuals responsible for any damages...i.e don't say "well Bob lived in the room that had X damage, so I'm only going to deduct it from Bob's portion"..... asses the condition/damages/charges and issue one check with all 4 names.....treat it as one and let them figure out the rest and fight over it

We have a portfolio of over 1,000 rentals in a wide range of neighborhoods in Cleveland.Tenants got into a fight over a nominal sum of money.

I think New York is a more tenant pro state but I know every situation is different.

Traditional home buyers with families are either fighting flippers for the homes we would buy or seeing homes that the flippers have now priced out of the neighbor hood.

You can't fight it so dont bother, especially on something this small.

Apparently, other investors aren't fighting to get this place.

And I personally believe it will be a very long time before we ever see something as damaging as 2008/2009 was, hence why I do my best to try and help those fight their investing PTSD.
