I would tell people today that if you buy a primary residence expect to stay in that home for atleast five years, especially with a FHA loan which has lower down payment as the current forecasts for home appreciation or very low which with closing costs on the buy and sell, it will take several years to have equity in the property and enough to be able to sell, so that is something also to consider.

I've come across another deal where the cash to close is roughly $22-25k and will secure a 2022 five bedroom home with a 4.25% rate.

Surprisingly, these homes that once sold for $7,000 are now selling for close to $1,000,000 and it doesn't seem as though the rate of appreciations is decreasing anytime soon.

The flippers who COULD handle the volume that a flipping fund would allow them to take on, don't need a fund, because often times, anyone flipping at that volume is already making close to 7 figures a year, and wouldn't want to keep splitting it.Alternatively, I, personally, would not invest with a flipper that hasn't done it, a lot.
