This year I took a 30k disbursement and next year the LLC is buying a new fancy truck for cash and there will still be piles of reserves.

You don't need anything fancy until you get more serious, if ever.I did projections on both of ours exactly like this.

The units are in decent shape, but nothing fancy.

I also think the 20 year average appreciation for 15217 is slightly higher than 5% but taking the side of caution ( if anyone knows the exact that would awesome- I wasn't paying that fancy website for its datasheet). 

You’re adjusting the dressing on the message, without adjusting the content.

The plain was to dress it up and rent it.

It doesn't require an attorney or anything fancy, but it should be in writing and very clear.
