The mortgage company gets paid off first, then in a traditional sale, the rest minus agent fees and utilities and closing costs goes to the seller.

There is always a "rain delay" or "the foremans truck didn't start" or "We called in the stake out, but they didn't do it yet" (Sorry they are big on stake outs and I have never had the towns/utilities be off when requested on time).

@Rick Albert   I may get a lot of push back from the team but I split my utilities on my ADU the conventional way....each dwelling has its own meter for water, electric and gas. 

Lots of investors utilize rentometer.com.

So far, it's been an effective strategy, and I've gotten some really good returns utilizing it.I think more property managers should consider it.

Many places only allow utilities in the owners name.

Im at a 780 credit score , under 10% utilization, 13-14 positive mix tradelines 0- late payments but I cant get into the 800's and its because my old morgage is no longer showing . 

So utilities, roads, drainage, entries and other infrastructure costs are lower than in a suburban development.

@Vivian Yip  We just use a very generous utility cap.
