OK, Im going to run through a project here in its painful entirety - start to finish.

I'm wondering should I also to do a hard money loan at the same time and simultaneously buy and flip another or should i being new so to speak complete my first transaction in its entirety.

I had a contractor come out and remove the trees, and was immediately contacted by the president who angrily asked why I thought I could remove the entire tree rather than just the limbs he says he wrapped the tape around.I honestly thought that his tape was around the whole tree and thus would be permitted to remove the entirety of the trees.

@Caleb Heimsoth I made sure of that moving in that a majority of the big ticket items were taken care of (roof replaced a year ago, foundation has had no issues in it's entirety and the foundation was cleared by an engineer).

Unfortunately if you want to sell something and receive a big chunk of money that you can then just have and enjoy in it's entirety- you're going to pay taxes. 

If you wish to pursue it and win, the damages that you are awarded will be 3x the amount related to a portion of or the entirety of your security deposit.
