I would couple that will listening to Multifamily Podcasts (I especially enjoy Accelerated Investor with Josh Cantwell and Multifamily Insignths with John Casmon)  and you'll have a great foundation!

I eventually want to get into building 5-10 houses a year, building myself up to the somewhat more recession proof market (Im thinking $650k+ builds, I also really enjoy lakefront.)

The best CRM is the one you will enjoy using and actually use. 

I would just try to enjoy the ride and learn as much as you can along the way. 

Part of my reason for getting into REI is so I can live the wanderer lifestyle while I'm still young enough to do it and enjoy the activities that we love; we have a Northern Lite truck camper and while it's a bit too small for my husband and I, our 2 dogs and cat, it's perfect for traveling up to a couple weeks at a time, which is what we both want to do.Thanks again to everyone for the great advice and warm welcome.

Doing so ensures they've had notice sooner rather than later, and also so they know I'm running a business and not simply enjoying a hobby in real estate.On the other hand, if the tenant doesn't pay the rent when due, the law in Michigan only requires a 3 day notice.

If it is performing well, the buyer pays fair market value for the home and enjoys the benefit of some future income with rentals you already have booked.

However that is also just natural in that more active members are going to be those younger investors that are in the high leverage growth phase and are asking questions and seeking help because they are new at it, vs many of the investors that have already built their larger portfolio and have consolidated it, now have low leverage and are just enjoying the fruits of their labor don't come on as much other than to help others since they don't need to ask questions as much.
