We've had difficulty comping a cap rate on Marco; Naples is closest and has more to compare, but is seemingly a different enough market.The value add to bring in Medical or a more permanent tenant on the 2nd floor is to add an elevator, which the property currently does not have.

@Mindy Jensen interior french drains are inferior to exterior drains IMO for the following reason.Exterior and interior drains remove water to the elevation that the pipe is installed.

My partner made the point that the tenants could possibly do damage before they leave and we would like to eleveate the risk with a clause stating: "  Closing of transaction is subject to condition of property meeting acceptable conditions based on initial inspection and remaining in said condition as of day of closing.
