There are lots of local meetups and frequent discussions about all things real estate here in Sac / Norcal.

Educate yourself on investment fundamentals and understand lender criteria, such as minimum loan amounts and property requirements.

I have a great 1031 company I work with that has a lot of education and information if you want me to send it over. 

Educate yourself on the differences between checkbook control and custodial control.   

The irony of the 1% "rule" is that those who could even use it effectively don't need it, ie if you need to spend more than 30 seconds thinking about whether it fits the guidelines you're probably not educated enough in RE to use it anyway. 

I dont their account reps change pretty frequently..

I've never been scammed but my units have appeared in SCAM advertisements frequently.

@Roberto Kattan-make sure you have your  financing  / loan pre approval completed  if you plan to  move  forward with purchasing a rental ....this  will  allow you to be prepared and also to be more educated on the  current  numbers  ( rate / cash to close / payment  etc ...) 

Also, the dirty little secret is they can make MUCH more educating than actually participating in deals....
