I guess to update my situation, my condo in Palm Springs is still being occupied by someone I met though Aribnb back in March.

Information including but not limited to: - Median Sale prices for different property types (SFR, MFR, Condo/HOA, etc.)- Average days on market- Absorption rate- Historical data on rents and sale prices in the area- Population growth- Main economic drivers (industries, individual companies, etc.)- Crime stats... if you know specific zip codes/submarkets that you'd like to target, the best data will come from local precincts. - and more..I'd recommend remaining active not only here on BiggerPockets, but in other valuable RE investment networks that you can find - i.e. local meetups (meetup.com, eventbrite, BP local events).

this is the first property I bought, I put 0% down on this, it cashflows me about $350 a month. this property was a good investm...

We specialize in single family homes, condos, townhouses, and select small multi family homes.

You can get solid cash-flowing single families in the 90-120k price range and duplexes in the 130-180k price range.

I'm based on the west side of the Twin Cities and am investing on MN's North Shore (Duluth, Two Harbors, Grand Marais) The house were under contract for is a long-term duplex. 

So when someone has a duplex+ that was built after 1970, its pretty much - set your price. 

I think my next moves may be an out of state duplex and/or a local flip with a realtor friend of mine who has some experience doing it.

I'll just add that having many SFRs, duplexes, 3-flats already that helps the transition.
