I've done a lot of research and my twin sister owned/ran a STR (so I learned from hers too), but I haven't owned a STR myself.

I see a lot of 250-300k 3/2 for sale that are going to compete with the new builds, and that size is only renting for 1800-1900 to month max, so I find that the numbers don't work for me, or are very marginal at best.  

Wood ignites at 700F, fabric a lot sooner. 

There's a lot of pitfalls there that you're probably not going to be aware of without experience. 

The tax benefits refer to the tax deductions from mortgage interest and property tax.The returns mainly rely on appreciation, and the cash flow only improves in the last few years, also depending on securing the 5% refinance rate.I've learned a lot from this forum, but as I start to operate on my own, I'm still not completely confident.

I think I have a lot of analysis paralysis. 

There isn't a lot of capital besides the small inheritance I have coming.

Many folks don't drink and might be annoyed, in recovery etc.We do put out a nice welcome basket with some drinks and snacks.

from the little I know and its only because i have brokered 50  100 unit apartments the buyers are quite sophisticated and have a lot of cash and have their lenders lined up..
