Mike gave you a P&I of 432 per month.A general rule of thumb says expenses will run 50% of income.you can calculate manually but it will be pretty close with those tax rates.I still wonder how the tenant pays the utilities if there is only one furnace.If you have to pay anthing as the owner the water is usually the least costly option until they decide to set up a summer swimming pool or some other option that drains lots of water.

Unsure of lease agreement end, all but 2 are within the year, so should be able to markup immediately on most.Even after markup, I can barely achieve a 7% and the cost of capital at 7.5% interest rate drains all the income.

I have dehumidifiers in all of my basements (unoccupied) that are set to a certain humidity They have a hose outlet that feeds into a condensation pump that sends it into a drain.

I think the worst thing that could happen to you would be to hastily buy a cheap property with some no money down scheme just because you're impatient to get started by an arbitrary deadline of January you set for yourself, and then you get stuck with a crappy property that drains your energy and potentially bankrupts you.

The outside faucet was also off; when turned on it just dripped a little, so I think the inside main also cut it off and it just hadn't fully drained.
